Estates

Stores, head office, distribution centres... properties the length and breadth of Britain... our highly professional Estates team manages property revenue expenditure for rent, business rates, and service charges... that's a big financial responsibility for this 12-strong team within the Property department.

Covering Superdrug, Savers, The Perfume Shop and Three Mobile, it handles all aspects of property leases including rent reviews and lease renewals, repairing liabilities and tenancy disputes, also tenant income, property disposals, property dilapidation claims, and property database.

Estates ensure that the Company retains leases on profitable stores and obtains the best value from these leasehold interests. We minimise expenditure and maximise income across the entire property portfolio, enforce lease rights to optimise our stores' day-to-day operation, and disposes of surplus property at lowest cost to the Company.

Virtually everything that we do makes a contribution to the Company's bottom line.

The team comprises Surveyors and Administrators whose jobs vary from invoice approval to providing advice on leases or negotiating quite big property deals. Much of the work relates to negotiating the costs associated with leasehold property, lease renewals and property dilapidation claims.

Working across four different businesses, the roles are as varied as they are challenging. They require people with really strong negotiating skills, close attention to detail, good commercial acumen and, as we work as much in the field as at head office, you must be willing and able to travel.

Facilities

The job of the Facilities department is, quite literally, to make things work. That could be anything from making sure that a light goes on when you hit the switch, that there's always paper for the photocopier, that buildings and equipment function as they should, and that all sorts of back up services for the business operate efficiently.

Part of the Property department, there's a team of 13 all dedicated to providing the highest standard of facilities operation and management for all of our stores, head office, the distribution centres, plus post room and reception services at Croydon for Superdrug, Savers, and Three Mobile. Roles are based in Croydon and out in the field.

Typical skills required by Facilities include analytical thinking, planning, prioritising, customer service, IT literacy, negotiating and budget management and the environment particularly attracts people who enjoy working with great Senior Managers and a fun and friendly team.

Project Management

Part of our expert and energetic Property department, the Development team consists of six people that take care of all development projects such as new stores, refits, closures, dilapidations, and exciting new initiatives for Superdrug, Savers and Three Mobile.

The team works out of Croydon but is also field based and it touches all departments in the business which become involved in major projects.

Typical skills that we look for include CDM, project management, analytical thinking, planning, knowledge of building regulations, dilapidations, IT literacy, customer focus, budget management and surveying.

The most frequent opportunities are for Project Managers.

Implementation

Implementation is a team with a high profile...and an even higher reputation for delivering projects against the odds, on time, and despite significant challenges.

Part of the Property department, this 15 strong team working out of the South Elmsall distribution centre in Pontefract manages and supports the implementation of the A.S. Watson investment programme across all of the UK business units.

The team structures and manages key projects and implements the merchandising elements driven by the latest Company investment initiatives including commercial roll-outs, store rebranding, new store openings, store closures and relocations.

Our Implementation Managers run the various property elements of projects through pre-planning and implementation on site, managing structures and leading specific work streams that make up the Company investment programme.

Project Support Managers control the daily in-store delivery of the commercial and merchandising aspects of projects on site and may often be responsible for multi-site management.

Office based Planning staff phase the merchandising element of store transitions, order equipment, communicate contractor requirements to facilitate works and communicate with all the key players and stakeholders in each project.

Merchandising Managers are single site merchandisers leading onsite teams to ensure the physical delivery of the phasing plans, store layouts and commercial plan.

Essentially we look for people who take a can do approach however big the challenge that faces them. You will need retail awareness, good communication and team management skills, ability to plan and organise, plenty of mental agility, and the assertiveness to get things done.
